The Mile-Ex district is a neighborhood in search of a new identity. Its urban fabric is highly contrasted, where industrial buildings coexist with new architectural projects.

Among this industrial heritage stands 6666 Saint-Urbain Street, located at the intersection of Saint-Zotique Ouest. Originally built in the 1960s as a textile manufacturing facility, the site consists of two five-storey buildings with a total surface area of 370,000 square feet.

Following its acquisition by developer TMSA in 2014, SVA proposed a complete rehabilitation of the complex into a mixed-use hub, transforming it into a landmark that embodies the balance of urban living. In contrast with its original vocation centered solely on production, the new complex responds to contemporary urban challenges — promoting social diversity through spaces for exchange and interaction, supporting economic vitality by fostering new-economy jobs and commercial activity, while reinforcing the cultural identity of the neighborhood.

The renewed complex unites multiple rhythms of life within convivial spaces, breathing new energy into a formerly neglected building that once created a void in the urban landscape.

This plurality of uses is reflected in the spatial design and the articulation of access points. A central “Galleria”, extending the axis of Saint-Zotique Street, acts as a visual beacon, making the complex visible from Saint-Laurent Boulevard and drawing foot traffic toward this new commercial destination. Multiple access points make the building more permeable to its surroundings, while transitional outdoor areas — such as a rooftop terrace and a rear garden — strengthen its connection to the exterior. The upper floors host co-working and office spaces that accommodate activities of the new economy.
